<p>In a boon to property buyers, the Bangalore Metropolitan Region Development Authority (BMRDA) has introduced a system where authenticity of residential sites in its limits can be ascertained online.<br /><br /></p>.<p>The BMRDA has scanned and uploaded all documents pertaining to layout approval on www.evinyasa.kar.nic.in. <br /><br />Property buyers can now access the documents and verify the authenticity of any legally-formed property located in six local planning authorities (LPAs), Anekal, Kanakapura, Magadi, Nelamangala, BIAAPA and Hosakote, and Ramanagara-Channapatna urban development authority (UDA). <br /><br />Documents related to 1,692 layouts, covering approximately 3 lakh sites, have been scanned and made available on the portal. Land conversion order, layout approval order and site release order with digital signature of the authority concerned are available for every approved plot.<br /><br />“Property buyers can verify the authenticity of any site. We are constantly updating information of layouts that get approval. But documents pertaining to buildings have not been uploaded,” BMRDA Commissioner K R Srinivas said.<br /> <br />To locate a plot on the portal, click on the “reports” option and select “site search.” Further, one has to select the LPA or the UDA where one’s site is located, furnish the layout name and the site number or the 13-digit unique identification number given by the BMRDA. Then a message pops up in red colour stating whether the site is part of an approved plan and whether it has been released by the LPA or the UDA for registration (sites cannot be registered unless released by the authority).<br /><br />If the site is part of the approved plan, then it will say the release type (sites are released by LPA/UDA in three installments: initial 40 per cent, next 30 per cent and last 30 per cent, depending on the layout development). <br /><br />Property dimension, survey number, identification of properties on all sides, the layout plan, approval order and site release order will be available. One can download all the statutory orders uploaded on the portal. Search options are available date-wise and year-wise too.Documents pertaining to almost all the layouts formed since the inception of the BMRDA have been scanned and uploaded. Documents pertaining to some old layouts are not available. <br /><br />Directions have been issued to find those documents and upload it at the earliest, he added.
